Park Model Questions and AnswersWhat is a Park Model?Although classified as an RV and moveable, park models aren’t designed to be towed on a regular basis. Rather, they are to be placed as a semi-permanent destination retreat. Can I move it myself?It is not advisable, and, it varies by state. Texas law states that if you own the house AND the vehicle (1 ton or larger) and secure a TXDOT over-width permit, then you may move your own home. However, we recommend that you allow our experienced, licensed, bonded, and insured transport technician to do it for you. Park models are not only wide (12-14’), they are also heavy (up to 24,000 lbs). All are bumper pull and the tongue weight is 3,000 to 6,000 pounds. How are they taxed?Park models are licensed, taxed, and regulated as a recreational vehicle. In the state of Texas, if they are not lived in full time and not used as income property, they MAY be excluded from property tax. Visit your county appraiser to determine if yours will be excluded. Can I have one custom built?Yes! While we have many ready to ship models on our lots, many customers choose to have a home custom built. Just like a site-built home, you select the floor plan, the colors, the finish out, and the furnishings. Click the “Off the lot or Customized” button for more details. What options are available?Some available options are washer/dryer, granite countertops, hardwood floors, dishwasher, trapezoid windows, metal roof, knotty-pine paneling, dormers, bay windows, lofts, fireplace, ceramic tile flooring, Berber carpet, Jacuzzi tub, stucco exterior and the very popular porch (front and/or rear). Options vary by model and manufacturer so please make sure to view the Product Gallery for examples of available options. How are they constructed?Park models are built with many of the features of a traditional site-built home including 2x4 walls and 2x6 floor joists (both 16” O.C). They are very well insulated and Thermopane windows are an option. See the manufacturer’s specification sheets in the Product Gallery for construction standards. Standard size is approximately 12’ x 33’. To be classified as an RV the unit has to be less than 400 sq. ft. of interior, ground floor living space. Porches and lofts are not considered in the square footage. How do Park Models compare to a typical RV?Park Models are better built and wider than an RV. Unlike a typical RV, park models have full size bathrooms (Yes, with a man-sized shower/tub), full size kitchen appliances and household sized kitchen sinks. They are 12’ to 14’ wide, compared to 8 ½ in an RV. The construction is full 2x4 walls and 2x6 floor joists, all 16" O.C. just like a site built home. The windows are Thermopane, and over-all insulation is much better than an RV. They have higher ceilings and can be much more architecturally interesting with all the options that are available. How are they priced?Prices for a complete park model begin as low as $24,000.00. The price goes up from there depending on the options you add and which of our services you desire. The top of the line cedar log cabin with loft, two porches, Amish hand crafted cabinetry and knotty pine interior tops out around $70,000. The average price for a typically optioned Park Model is in the $45,000 range. Is financing available?Yes! We have multiple lending sources offering competitive rates and up to a 20-year term. Most expenses, including well, septic, skirting, decks, and tax can be rolled into your finance package allowing you to buy TODAY with little or no out-of-pocket money. Most lenders require a FICO score of 640 or better for park model loans.. Is insurance available?Yes! In the state of Texas. Lone Star R&R can write your insurance with a major insurance company. Outside of Texas, we can put you in contact with an outstanding company. The first year’s premiums can be included in your finance package. Premiums depend on your locale and the price of your park model. A typical policy is $50 - $60 per month. Coastal areas would, of course, be higher. Call us for a quote. What does Lone Star R&R do regarding set-up?Our experienced crew will set, block, level, and anchor your home on your site. The site does NOT require a level spot or concrete pad. We then do any installation that is required to make your home ready to live in. Depending on the options you have selected, we install your ceiling fans, lights and other options, set up and assemble the furniture, install stereo equipment and fireplace. We install the air-condition/heating system. As an option, we will install skirting and build any decks and awnings that are desired. What do I need to do to prepare for my Park Model?You need to have water, electric and septic or sewer ready at your site. Our experienced project managers will work with you to ensure your Park Model is installed on time, within budget and ready for move in. We can perform a site survey and then provide you with a detailed list of action items to make delivery and set up go smoothly. What is the warranty on a Park Model?Park Models carry a one year manufacturer warranty. Lone Star R&R provides all liaison between you and the park model manufacturer for any needed repairs. Appliances have individual manufacturer warranties. Just like in your residence, you contact the appropriate manufacturer for service. |
